CORRECTIONS, CHANGES AND ADDITIONS TO VERSION 1.3
October 15, 1991
THE FOLLOWING ERRORS HAVE BEEN CORRECTED:
1. The Data transpose error between the escrow items on the FHA
worksheet and the Sales/Purchase worksheet has been corrected.
2. Contract printing alignment problem. The printout in version
1.2 was completed using photocopies of the Contract original.
Thomas W. Boyd d\b\a Practical Programs has been licensed by
K.F. Boackle, atty., to use his forms package and version 1.3
has been recoded to correct the previous alignment problems.
3. FHA closing cost summary printout. The total buyer's cost did
not print on the summary report, in version 1.2. The closing
cost summary report has been revised, and this printout
problem has been corrected with version 1.3.
4. Rounding error: version 1.2 had a error in its rounding
procedure which caused incorrect results. Version 1.3 has been
recoded to correct this error.
THE FOLLOWING ITEMS HAVE BEEN CHANGED:
1. Loan Payment Calculations Worksheet: All the features if the
loan payment worksheet have been incorporated into the FHA
worksheet and Sales/Purchase worksheet. By adding these
features to each worksheet, the loan payment calculation
worksheet had been eliminated from the program.
2. The Netsheet worksheet has been renamed to Sales/Purchase
worksheet. The printout for this worksheet has been separated
into a Buyer's cost report and a Seller's net proceeds report.
3. The Worksheet Menu's have been revised to provide Common Menu
commands for all worksheets. Each worksheet has a <F>File
choice. When you press "F" you are prompted for <S> to save a
file or <O> to open a file. The command to switch to a
Contract worksheet is now <C> and the command to call up the
Calculator is </>.
4. The <X>Payment command now calls up a Sub-Menu for the
Amortization Schedule functions. You can <P> Print or <V>
View a Amortization schedule from the Sale/Purchase worksheet
and the FHA worksheet.
THE FOLLOWING FEATURES HAVE BEEN ADDED:
1. FHA worksheet: An additional down payment entry has been added
(to allow, for a Buyer paying, more than the minimum FHA down
payment).
2. Printouts for FHA worksheet. Now contain the principal and
interest portion of the estimated monthly payment.
3. Printouts for the Sales/Purchase worksheet: Buyer's costs now
contains the Principal and Interest portion of the estimated
monthly payment.
4. Title Insurance calculations now utilize the different rate
schedules used by the Title Insurance Companies. The Title
Insurance Data file stores rates for loans (less than
$100,000, greater than $100,000 and less than $500,000,
greater than $500,000 and less than $1,000,000, greater than
$1,000,000 and less than $10,000,000 and the Binder fee). The
program uses the applicable rates, in calculating the Title
Insurance amount for you, depending on the loan amount.
5. Switch from FHA worksheet to Sales/Purchase worksheet with one
keystroke. You can swap worksheets without having to save or
retrieve files, restart a sub-program or reenter data.
6. Amortization (Print or View) is now available from FHA
worksheet and Sales/Purchase worksheet.
7. Automatic Recalculation of FHA worksheet: After down payment
and maximum mortgage is calculated, the Title Insurance and
Loan Origination is recalculated based on the base loan
amount.
8. Interest rate and Years financed: Have been added as entry
items to the Sales/Purchase worksheet to allow for payment
calculations.
9. Hazard Insurance entry: Has been changed to Hzd Ins. (14 mo).
This allows the user to enter 1 Years Insurance premium and
the program calculates the 14 months amount for them.
10. Prorata Taxes entry: Has been changed to 2 months taxes. This
allows the user to enter 1 years taxes and the program
calculates the 2 months tax escrow amount.
11. Prepaid Escrow: Has been changed to FHA\MIP Escrow. This
entry is for the 2 months MIP monthly payment escrow which is
calculated in the FHA worksheet.
12. FHA worksheet: 2 months MIP has been changed from a fixed
calculated amount to a user entered amount. The program
calculate a MIP amount and displays the results. The user can
enter the calculated amount or they can enter an amount
calculated by a different method. This is the amount that is
transferred to the FHA/MIP escrow entry in the Sales/Purchase
worksheet.
13. Other Escrow: This is a new entry item it the Sales/Purchase
worksheet. This was a fill in the blank "Other" item in
version 1.2. This entry is for items not covered by 2 months
taxes, 14 months insurance and FHA/MIP escrow. (use this
entry for items such as prepaid interest from closing date
until the first of the month).
14. FHA worksheet now displays the amount of any other closing
costs not covered by the "7" FHA allowable costs. Any costs
which are entered into the Sales/Purchase worksheet will be
displayed in this item when you switch from Sales/Purchase
worksheet to FHA worksheet and the amount will be included in
the Total Investment amount.
15. Credit Report is a new entry item in the Sales/Purchase
worksheet This was a fill in the blank "Other" item in
version 1.2.
16. Recording Fee is a new entry item in the Sales/Purchase
worksheet. This was a fill in the blank "Other" item in
version 1.2.
17. Commercial Contract Printing: FORM 21 (COMMERCIAL PROPERTY
CONTRACT) included in the K. F. Boackle Forms Package has
been added to the Easy Agent Program.
18. Commercial Contract Worksheet has been added to the program.
When you choose <C> Contract, you are prompted whether you
want to fill out a Residential Contract or Commercial
Contract.
19. The Contract worksheet has been improved to incorporate more
automatic data sharing between the Sales/Purchase worksheet.
This improvement reduces the number of user entries required.
20. Loan Ttpe entry: Has been added to the program. The user
designates which type loan they want the program to
calculate. The three types of loans are <1>Conventional
<2>FHA <3>VA. The FHA loan calculations have a separate
worksheet because of the minimum down payment calculation
outlined by FHA.
21. PMI/MIP/VA FEE financed entry: Had been added to allow the
user flexibility in calculating the financing and closing
costs and also allows the program to make a determination
whether these costs are included in the loan balance or
included in the Sales/Purchase costs.
